Nachdem hier schon lange nichts mehr zu lesen war, gibt's mal wieder ein Update... und das wird es jetzt auch wohl mindestens einmal die Woche geben :-)
Stichwortartig zusammengefasst:
o Wartezeit für den Bauantrag ist abgelaufen
o Baugrube ist ausgehoben
o Gestern wurde die Bodenplatte gegossen
o Heute wird schon der Keller verschalt
o Einige Unklarheiten mit dem Bauunternehmen / Rohbauer besprochen.... Architekt ist in Urlaub :-(

Liebe Nachbarn,
seit einiger Zeit verfolgen wir Euren Web-Blog (wie viele andere auch!) und finden es sehr informativ und hilfreich, dass Ihr Eure Erfahrungen den anderen Bauherren im Brühl zur Verfügung stellt.
Da wir leider keinen Web-Blog haben und möglichst viele Bauherren erreichen möchten, wollten wir Euch auf diesen Weg über eine geplante gravierende Änderung des Bebauungsplans informieren. Es wäre super, wenn ihr diese Information in Eurem Web-Blog aufnehmen könntet, damit möglichst viele Bauherren informiert werden:
Es wird beabsichtigt bei den Grundstücken auf denen eine 3-geschössige Bebauung möglich ist, im Bebauungsplan unter Anderem folgendes zu ändern:
- die bisherige Dachneigung von mindestens 35-40° bei 3-geschössigen Bauten soll auf 10° verringert werden
- Die bisherige Traufhöhe von 9m soll komplett aufgehoben werden
Dieses hat als Konsequenz, dass breitere und massivere Gebäude möglich sind und in unmittelbarer Nachbarschaft zu unseren Ein- und Zweifamilienhäuser große Wohnblöcke gebaut werden . Unter Anderem würde die Optik des Baugebiets auch drunter leiden, dass keine Sattel- oder Zeltdächer mehr erforderlich sind.
Einige Investoren im Neubaugebiet werben schon fleißig mit massiven Mehrfamilienhäusern mit mehr als 10-15 Wohneinheiten haben, obwohl die Änderung des Bebauungsplans noch nicht beschlossen ist. Auf Nachfrage bei einem im Baugebiet befindlichen Verkaufscontainern wurde uns auch mitgeteilt, dass dieses Bauvorhaben so gut wie genehmigt ist, da es so schon mit den zuständigen Behörden abgesprochen sei.
Viele von uns fühlen sich von der Terramag/ Gemeinde arglistig getäuscht, da bei den Unterlagen zur Vermarktung der Grundstücke von einer „Auenlandschaft mit viel Grünfläche und attraktiven Bauplätzen für Einzel- und Doppelhausbehausung“ geschrieben wurde. Über Wohnblöcke wurde nie ein Wort verloren. Nachdem nun bekannt wird, was wirklich im Brühl gebaut werden soll, werden diese Zusicherungen lapidar als " Fehler bei der Vermarktung" abgetan! (Einige graphische Darstellungen der geplanten Änderungen des Bebauungsplans insbesondere auch im Vergleich zum Exposé von Terramag haben wir auch als pdf-Datei)
Wir versuchen so viele Bauherren wie möglich zu mobilisieren und unsere Enttäuschung bei den Gemeindevertretern zu bekunden.
Am 13. Februar tagt der Bauausschuss, der die Änderung des Bebauungsplans besprechen wird, um sie anschließend der Gemeindeverwaltung zur Abstimmung vorzulegen.
Die Einspruchfrist ist leider zum 31.12. abgelaufen. Trotzdem wäre es sinnvoll, wenn möglichst viele Bauherren ihre Verärgerung bei den Gemeindevertretern kundtun. Inzwischen sind uns bereits 12 betroffene Bauherren bekannt, die sich bei den Gemeindevertretern schon geäußert und zum Teil auch Einspruch eingelegt haben. Die CDU in Egelsbach hat dieses auch schon auf ihre Homepage aufgenommen. www.cdu-egelsbach.de oder als pdf-Datei. Auch von Seiten der SPD hoffen wir auf Unterstützung.
